Question: Joel, how important is having timber on a property to investors in your area?
Braun: Although the timber component of the land is a consideration, timber doesn’t seem to be a major buying reason for purchasing land in Wisconsin. Many of our forests have already been logged-out in the last 25 years. However, in the middle and the northern part of the state are papermills. Much of this papermill land is being sold. The paper companies have owned much of this land for many years, and they’ve managed it for pulp paper and replanted it. Now, they’re starting to sell it, and much of this is prime forest-recreation property.
