This 221 m/l acre tract along the Iowa River in Benton County offers many features to fit every outdoorsman’s needs. With approximately one half mile of river frontage, it offers great fishing from your own personal banks or from the boat ramp just down the road, the Iowa River can provide any of the water recreation that you could want. There is enough timber on the property to provide great locations for stand sites and supply ample coverage for bedding areas for those giant whitetails. The property is enrolled in the WRP program (Information to follow) which provides prime habitat for all of the upland game Iowa has to offer. There are many great locations to plant food plots for all types of wildlife, whether you are trying to attract big game such as whitetail deer and turkey to upland birds such as pheasant and quail or waterfowl like ducks and geese. There is a nice building site right along the highway on the east side. Just to the north of this site, there are two separate areas where maple and oak trees were planted that will provide even more cover and habitat for the wildlife. These trees are currently 10-12 feet tall. The square in the center of the property is not included but there is a recorded easement for the landowner’s use . This property has it all, whether you’re looking for a new building site, great hunting or fishing location, or a family get-away, this is the property for you! Wetland Reserve Program-“WRP is a voluntary program offering landowners the opportunity to protect, restore, and enhance wetlands on their property. The USDA Natural Resources Conservation Service (NRCS) provides technical and financial support to help landowners with their wetland restoration efforts. The NRCS goal is to achieve the greatest wetland functions and values, along with optimum wildlife habitat, on every acre enrolled in the program. This program offers landowners an opportunity to establish long-term conservation and wildlife practices and protection. Wetlands provide habitat for fish and wildlife, including threatened and endangered species; improve water quality by filtering sediments and chemicals; reduce flooding; recharge groundwater; protect biological diversity; and provide opportunities for educational, scientific, and limited recreational activities.” (http://www.nrcs.usda.gov/)
