“Since we have become a Mossy Oak Properties’ agent, we’ve realized that the average size of recreational property that sells best in our area is about 200 acres,” Savely explains. “Many of our investors have discretionary money and are looking for a safe place to invest that money and make a good return on their investment. Unlike other investments, instead of being a buy-and-hold type of property, recreational property is a buy, enjoy, improve and, if the time comes, sell for profit kind of land. We’ve found that having water on a property dramatically increases the value of the land.”
Water takes many forms. A pond, a lake, a stream or a river on a property all can drastically increase the value of that property. You can use water to water crops, swim in, raise and catch fish in, enjoy looking at and watch birds and other wildlife enjoy it. More investors are beginning to see water as a major resource to any land and particularly a major recreational feature to a recreational tract of land. If a property doesn’t have water in an appreciable amount the investor, can add to the land by building lakes, damming-up creeks or drilling a well to pump water on the property. If your property is bordered by a major stream or a river, you may can use pumps to create a dewatering area for waterfowl or use the pump system to build shallow ponds and raise catfish. Whether buying or selling agricultural land, timber land or forest-recreation land, consider the value of water. If water’s not on the property, look at the options available for creating places to hold it. If there is some type of water resource on the land, investors can look at ways to manipulate that water to better serve their agricultural or recreational needs.
“Whether a property has water on it or has a place to build a lake or a pond can definitely change the value of the property,” Savely emphasizes. “We’ve seen recreational property overall go up tremendously in price and value in the last 25 years we’ve been in business. Currently, we don’t see any decline in the rapid growth of this type of property. We mainly represent sellers in our area, and we’ve seen the prices that our sellers are getting for land continue to rise.”
