Buy From a Broker Who’s Done It
“I can also give advice, based on property’s location, about what wildlife plantings are best on the property. “I can show investors interested in leasing their properties’ hunting and fishing rights how to set up the land to produce more and higher-quality wildlife and for easier hunting and fishing. When buying or selling property; one right that’s often overlooked is the right to mine any minerals present on the property. We want to make sure that an investor buying or selling property through us knows what mineral rights they’re buying or selling.”
There’s nothing worse for an investor than having a farm with pastures, green fields and your ponds that he or she has spent several years developing and enjoying that property, and having bulldozers show up and someone say that, as owners of the property’s mineral rights, they’ll be digging coal, iron or ore, limestone or some other minerals out of the 50-acre cornfield or right in the middle of the property’s best green field. Without protecting a property’s mineral rights, a company can show up with a lot of pipe and say, “By the way, we own the oil and gas rights to your property. We plan to sink five to 10 wells and create roads going to those wells on your land.” When buying forest or agricultural lands, a realtor can make sure investors get what they’ve paid for, including a property’s mineral rights.
