What You Need to Know Before the Purchase

“These questions are the ones that we ask for our customers and we find the answers,” Bo Prestidge of Schlater, Mississippi’s Wildlife & Ag Lands, says. “We believe it’s better to ask these questions before the property’s bought instead of after the sale’s made, because most investors want to know not only the cost of the property, but also the cost of improving that land to the owner’s liking and the returns expected on every aspect of that property, even if the land will be used solely for recreation. Our customers aren’t just customers; they become a part of our company, Wildlife & Ag Lands, and also a part of Mossy Oak Properties. We treat our customers like we expect someone to treat us if we’re going to buy or sell property. We want our customers to know that they are the most-important part of our business, whether they’re buying or selling property.”

Many first-time recreational property/agricultural property buyers don’t have the time, the know-how or the contacts to improve that land to increase the value. Mossy Oak Properties agents, like Bo Prestidge, tell their clients where to get the best buy on seeds, the best buy on chemicals, the chemicals that they may need, the best type of fertilizer, the best companies to do bulldozer work, how to get the best timber sales, where the mills are, and who to contact for road work and food-plot construction designing. Prestidge tells us that, “We even help our customers determine where drainage ditches may need to be put in, and who can do that type of work. Too, we suggest federal, state and local programs that offer incentives for improving the quality of the wildlife on their lands.”

Most investors in forest-recreation lands don’t purchase that land to create another job for themselves, but to enjoy it. Therefore, they consider an agent like Bo Prestidge who knows the type of people able to do the work on the land to create the type of property the investor dreams that one day this land will be. As Prestidge reiterates, “If an investor buys a piece of property from us, we not only have people who can help that investor develop that property but also maintain that property, however they want it maintained. We offer this service, but many other realtors don’t. We don’t want to just sell a piece of property. We want our investors to become a part of our company and let us help them in any way we can for as long as we can to help make any dreams they have come true.”

According to Prestidge, there are two types of properties selling at a rapid pace today- lands from160 to 240 acres that are affordable, and big enough for customers to take their families out and enjoy. Larger properties from 800 to 2500 acres are selling well in the Mississippi Delta and in the Mississippi foothills.
