Knowing How to Get Out is as Important as Knowing How to Get In
Another trend in forest-recreation properties that’s growing is developments. When you mention developing property, most people think of a housing development with houses built on less than an acre each and stacked into one piece of property. However, Mossy Oak Hamilton Land Group has seen a trend in recent years for developing large tracts of land into ranchettes. These lots can be 5 to 50 acres of land that’s sold in a development so that the homeowner also will be a landowner and have more than a tiny lot for a house.
“We’re looking at the possibilities of developing some of these ranchettes around where we live,” Haun says. “These properties will be conservation minded with outdoor recreation in the forefront. Mac and his father are landowners in our area, and they don’t want a major housing development built next to where they live. They feel there are many other people who want to purchase property with their lands, too.” Both families are avid outdoorsmen who believe in the Mossy Oak philosophy that there’s value in owning property where you can see and have wildlife. “If and when we develop property, we want that property to be low density, and we want conservation and wildlife to be incorporated in the development,” Hamilton comments. “We’d like to develop properties where individuals can keep horses and/or possibly be able to deer and duck hunt.”
Haun explains that, “We believe more people are opting for a higher quality of life, which includes more green space around them. We’re seeing more people who want to live in a community where they have a lot of surrounding forestlands, yet they don’t want to have to buy 200 or 300 acres. Therefore, this ranchette concept is one that we’re looking into seriously developing for our area. We’ve learned that everybody doesn’t want to live next to a high-rise apartment building or a shopping mall. So, we’re seeing the demand for the ranchette type of properties beginning to grow, and we’re looking at developing areas with that concept.”
