What about Mossy Oak Properties and Gary Brown’s Association?
Toxey is behind the forest-recreation-land idea 150%. And so are the other people connected with the Mossy Oak Properties’ network. We didn’t see any other group of realtors that could work together and provide the services to the customers and the back up to their agents that Mossy Oak Properties could offer. And, of course, the Mossy Oak name is known all over the country. We have a great love for the incredible outdoors that God has entrusted us with; we knew Mossy Oak was the perfect match for us.
Question: What do you think the future of forest-recreation lands will be?
Brown: Since we’ve had the first down turn in many years in the housing market, and since I know the housing market will rebound as it always has, I feel that right now investors have a better opportunity for making investments in woodland properties than they have had in the last 5-6 years. I also believe that people looking for forest-recreation lands will have better chances to buy property that they can enjoy and that will grow in value now than they have had in the last 5-6 years. I know that in 2-3 years I’ll have some of my investors saying, “Man, I wish I had bought land when you told me to. Look at what this property is selling for now.” The people who are buying forest-recreation lands now are telling me, “Gary, I wish I’d bought some of this land 5-years ago. Look at what this property is selling for now.” Some of the tracts I am selling now have been sold for a profit two or three times in the last 5 years. That’s why I think now is the time to buy. Investors are going to look back at this time and say that this was the buying time. The housing market will come back, stronger than ever. Land’s not getting any cheaper.
