The property is located in the “North Kiowa Bijou 7” designated groundwater basin. Future uses of the property are subject to the terms and conditions of the Musgrave Conservation Easement in favor of the Colorado Department of Natural Resources dating back to 1992 which encumbers 533 of the 653 acres offered for sale.
