140 Acres of Lakefront Land with Home For Sale in Mecklenburg County VA!

140 Acres of recreational lakefront land - Immaculate three bedroom home - Multiple acres of potential timberland - Hunting and Recreational Paradise! This unique 140 acre property boasts approximately one mile of lake and creek frontage, multiple acres of timber consisting of a mix of hardwoods and pines (including some of the biggest beech and oak trees I have ever seen), and represents the best of lake country living. This property corners the market on location for someone to own the perfect retreat, recreation spot, and out of the way piece of heaven that allows for land and water recreation right outside your back, or front, door. The parcel has its own floating dock, private drive, and is nestled in a location that is reserved with its neighbors being the Corps of Engineers, a few other quiet parcels, and multiple Virginia Wildlife Management Areas. The property has a robust trail structure for riding ATVs or horses and provides the recreation seeker a great place to live and play. The living is quiet with some of the best hunting and fishing a sportsman could ever want. Couple these attributes with the potential for monetizing timber and you have the market cornered on what is a beautiful property. This property is a hunters dream with bear, deer, turkey, and small game abundantly present. The property has a pole barn structure for storing all the equipment necessary to tend the multiple acre garden, or if you want you can turn the tilled fields into pasture or hay for a small amount of livestock or an equestrian area. The property has a beautiful home nestled within one of the most stunning parcels imaginable. The home is a well maintained three bedroom and two bath home that was built in 2001. The single-family home has an efficient and open-floor plan, high ceilings, granite counter tops, and specially acquired hardwood flooring (flooring was cut from drift wood out of the Cape Fear River) throughout the entire interior of the home. The home has an amazing lay out, really nice concrete drive, and provides a panoramic lake view from the beautiful back porch. If you are looking to find a dream home within the dream setting for recreation and fun, a quiet place to live, an awesome place to hunt and fish without any interruptions, or just a place to get away from it all, then you need to come see this property. The possibilities for this parcel are endless and are only limited by your imagination. Clarksville is a growing center of technology and business. The peaceful, small-town atmosphere combined with close proximity to both major vacation areas (Virginia Beach area is within a 3-hour drive and the Appalachian Trail and Great Smoky Mountains are within a 4-6-hour drive) and to major urban centers such as Richmond Virginia, Washington DC, and the Triangle area of North Carolina (Raleigh, Durham, and Chapel Hill) makes Clarksville an ideal location for a sportsmans weekend, getaway vacation, or to relocate and build your company! Additionally, Clarksville is a staging point for dozens of fishing tournaments each year sometimes as many as four simultaneous tournaments in a single day! Kerr / Buggs Island Lake is operated by the U.S. Army Corps of Engineers. The lake is a 50,000-acre reservoir and an additional 55,000 acres of surrounding land and was constructed in the 1950s to provide for flood control and hydropower generation. The 900 miles of wooded shoreline stretch across three counties in Virginia and three in North Carolina. Along this shoreline you can find opportunities to boat, fish, camp, swim, picnic, hike, and hunt. Four campgrounds are operated by the Corps of Engineers, seven by the North Carolina State Parks and two by the Virginia State Parks. These campgrounds provide tent and trailer camping at both primitive and water/electric sites with boat ramps, bath facilities, beaches, playgrounds and hiking trails. In addition to campgrounds, the Corps of Engineers also operates several other day-use facilities for boat launching, swimming and picnicking. Intensive wildlife management techniques are employed in twenty-six developed areas, consisting of over 10,000 acres of land. These areas provide opportunities for hunting, hiking, and wildlife watching. All project lands are open to hunting with appropriate state licenses, except developed recreation areas, or unless otherwise posted. The reservoir provides habitat for many game fish species. Kerr Reservoir is widely known for large-mouth bass and striped bass fishing. Resident and non-resident fishing licenses from Virginia or North Carolina are recognized on all reservoir waters.
