This 80 acre parcel is located in Western Labette County, Kansas approximately five and a half miles West of Mound Valley. Highway 160 is less than a half of a mile South of the tract and Brown Road is the Western border. The property is entered from Brown Road through a Hedge Row that lines the road frontage. This provides a screen the makes it difficult to view into the property. An 8 acre field borders the road and it has another row of trees on Eastern border of the 8 acres field. A gap on the Northern end of that field give access to the rest of the farm. At this point it is at its highest elevation and that holds true along the Northern border. Where these rows of trees meet up make great intersections to intercept a cruising buck. A trail camera survey shows a great deer density and multiple bucks using the area. Not only does this property lay out very effectively for an archery hunter it also has vantage points and opportunities to cover long distances with a rifle. Several box blinds or ladder stands could be strategically placed around the property.

There are two different ponds and ducks have been spotted on both. Most ponds in this area will have several different fish species in them with the most common being largemouth bass and blue gill perch. There are no guarantees that there are fish in the ponds and even if there isn't they can be easily stocked. Fishing and duck hunting aren't the only purpose or production that these ponds offer. The property has the two ponds and is also fenced on two sides. The ponds would serve as a reliable water source for livestock. This farm can suit both the owner of herd of cattle or are a deer hunter looking to capitalize on the income possibilities.
