80 +/- Acres Hunting Tract With Tillable Potential in Labette County, Kansas
Description
This 80 acre parcel is located in Western Labette County, Kansas approximately five and a half miles West of Mound Valley. Highway 160 is less than a half of a mile South of the tract and Brown Road is the Western border. The property is entered from Brown Road through a Hedge Row that lines the road frontage. This provides a screen the makes it difficult to view into the property. An 8 acre field borders the road and it has another row of trees on Eastern border of the 8 acres field. A gap on the Northern end of that field give access to the rest of the farm. At this point it is at its highest elevation and that holds true along the Northern border. The land falls off toward the Southeast into a maze of fields, ponds, brush, and trees.
Counting the 8 acres along Brown Road and the silty clay soils at the bottom of this farm brings the total to nearly 35 acres of land with soils suitable for planting crops. The implementation of crops on this property will not only provide food for the wildlife, but also a return on the investment of the farm. There are options to do either a cash rent or share crop program on most tillable acreage in this region. A 3.5 acre field is in the center of the property and has most recently been used for grazing. For a deer hunter this field may reap its greatest benefit by being transitioned into bedding cover. That can be done with a variety of methods from planting fast growing tall plants to letting the invasive trees and native grass grow wild in it. This would secure a holding area for deer in the core of the property and allow for hunting around it.
The lay of the land coupled with the how the drainages move through the property creates multiple areas to hunt. Large trees suitable for tree stands have grown along the creeks and old fence rows. Where these rows of trees meet up make great intersections to intercept a cruising buck. A trail camera survey shows a great deer density and multiple bucks using the area. Not only does this property lay out very effectively for an archery hunter it also has vantage points and opportunities to cover long distances with a rifle. Several box blinds or ladder stands could be strategically placed around the property.
There are two different ponds and ducks have been spotted on both. Most ponds in this area will have several different fish species in them with the most common being largemouth bass and blue gill perch. There are no guarantees that there are fish in the ponds and even if there isn't they can be easily stocked. Fishing and duck hunting aren't the only purpose or production that these ponds offer. The property has the two ponds and is also fenced on two sides. The ponds would serve as a reliable water source for livestock. This farm can suit both the owner of herd of cattle or are a deer hunter looking to capitalize on the income possibilities.
This property is currently free and clear of livestock and hunting leases. The buyer is welcome to move in cattle or start hunting upon the closing of the property. Contact Matt Wonser to set up a private showing of this 80 acre property.
