Picturesque, secluded, bountiful, expansive just a few ways to describe this incredible 315-acre property in the Sandhills Region of Western Harvey County near Burrton, Kansas. This particular piece of land is home to many species of wildlife, game and non-game alike! Songbirds are singing in the grasslands all day long, bobwhite quail are heard whistling from the plum thickets that grow wild around the land, and tom turkeys cut through the spring air with their thunderous gobbles!

There are three permanent ponds on the property for year-round water sources and over 40 acres of seasonal wetland pools that provide fantastic waterfowl habitat. These marshy wetlands retain water in the spring and fall during average to above-average rainfall periods and contain many species of sedges, smartweed, and other duck food plants. The neighboring property has a 10-acre lake that serves as an overnight roost for ducks and geese which nearly guarantees morning feeding flights to the shallow pools on this property. The land is situated on a major flyway for waterfowl with McPherson Wetlands sitting north-northwest 9 miles, Cheyenne Bottoms to the northwest 60 miles, Quivira Refuge straight west 45 miles, and the Arkansas River runs 13 miles straight to the south! Historically, duck hunting on this piece of ground has been excellent.

Now lets talk about the big game on this property. Most of the landscape is covered by native warm-season grasses and forbs, cover and food are plentiful for deer! With high-quality native browse present on the property, deer frequently bed and feed here year-round. There is a small block of mature cottonwood, elm, and hackberry trees on the east side that creates an excellent travel corridor for deer moving from the neighboring timber thickets out to the open feeding areas in the middle of the property. The southeast corner also provides a great location to funnel deer within archery range as they move through a natural drainage. There are multiple locations for tree stands, elevated sandhills for blind placement if you enjoy rifle hunting, and several strategic areas to plant food plots for added attraction. Many deer and some great bucks have been harvested on this property over the last couple of decades. Previous hunters have also had success turkey hunting in the spring since most of the mature timber on or near the property provide great roosting sites and the early successional plant communities found all over the property offer excellent brood-rearing habitat. The property resides in Deer Management Unit 6 and Turkey Management Unit 5.

As an added bonus, this property has been burned twice over the last 10 years with the most recent burn occurring in November of 2020. Late summer and fall burns are great for encouraging the growth of herbaceous vegetation that deer consume in high amounts like forbs and legumes.

There are currently cattle on the property with a cash lease expiring on September 30th, 2021. Seller has requested the lease remain intact until expiration and possession of the property take place once all livestock have been removed. Over three miles of 5-strand barbed wire fencing runs along the entire boundary of the property and was replaced less than 5 years ago. Traditionally, the entire piece of ground was used for summer grazing of cow-calf pairs for an untold number of years. The property has been in the family for over 100 years and was always grazed to some extent.

Access to the land comes off of two dirt roads, one from the northeast and the other from the southwest. Both roads dead-end at the property providing very little traffic and lots of privacy. As far as a wildlife sanctuary goes, this one is hard to beat!
