Mossy Oak Properties proudly presents, The Penn Oak Ranch, a Southeastern Kansas Masterpiece. There is no way to calculate how rare the opportunity to own a perfect property is. A place that has been meticulously cared for and well thought out by design. A fully furnished turnkey lodge and shop filled with everything needed to keep the ranch just like it is. A place where the turkeys gobble and big bucks call home. A place with magnificent views and solitude that can not be jeopardized. A place with rural water, electricity, and a buried phone line. A place with miles of trails cut through the woods and fields. A place where the fences are new and the pastures are cross fenced so the cattle can be rotated. A place where the water flows through the creeks surrounded by big mature timber. This is the Penn Oak Ranch!

The property is located 5 miles Southeast of Elk Falls, Ks or 4 miles Southwest of Longton, Ks. 2317 Antler Road is a very fitting address, considering the quality of whitetail deer habitat on this ranch and the surrounding area. Antler Road is the Northern boundary and has excellent barb wire fencing along it. The entryway to the ranch wears its name across the top of the entrance. It is kept locked and there is a cattle guard as well as a pipe gate. Entering that gate leads down a driveway that meanders through the woods and fields. The extensive trail system and variety of terrain makes this ranch a wonderful place to ride horses. A little over 1/4 of a mile from the road is the 60x60 Shop. on the East side of the shop there is an elaborate heavy duty set of pens. One smaller that has a water hydrant in it and the other large enough to graze. The shop has concrete floors throughout it and features a bathroom as well as a wood stove to heat it on the cold winter days. Great memories are made with a fire burning, food on the grill, and the fellowship of good friends and neighbors. This shop features 3 overhead doors as well as a walk in door. The concrete extends approximately 40' outside of the shop on the West side. The Southwest corner of the building has an interesting component. The overhead door is recessed creating a covered porch. This is a fine place to cook or sit outside protected from the sun or rain. The shop is a very important factor in the care of the ranch. The seclusion is a blessing for your privacy, but a bit of a hindrance for logistics. If there is a project to be done it is a long way to a store. The contents of the shop are being left for the new owner. That includes but is not limited to a Kubota 37 HP Tractor, a Kubota 44 HP Tractor with a loader, a John Deere 2750 with a loader, Bad Boy Diesel 6' mower, 4 wheelers, side by side, as well as too many attachments and tools to list. Most importantly the sellers have stressed that the miscellaneous bolt and nut bin has been one of their greatest assets over the years! It should be noted that there are a few items the sellers will be keeping. A list can be provided for serious inquiries.

Head Southwest from the shop and cross the heavy duty concrete bridge to find the Shangri-la. The rural home approaches perfection with its placement and style. Stepping into the door on the North side leads to the kitchen. The kitchen features new appliances, a tile floor, wood cabinets and seating for 14 people. The 3 bedroom 2 bath home away from home was built in 2002 and has a total of 2450 sq ft of living space. In addition to the 3 bedrooms that each have a queen bed there is a bunk you the contains 6 more queen beds. It has been cared for in a manner that it feels as if it is brand new. The open living area consist of a fireplace sofa, love seat, and two chairs. It is crisp and very well organized. A barn wood sliding door and trim create the setting that fits this entire property. The decor is rustic yet elegant and most of the contents will stay right where they are! The sellers do have some personal effects and sentimental items that they will be taking with them. Stepping outside on an early morning would allow the sunrise to be taken in while enjoying a cup of coffee on the covered porch. This porch is 12'6" by 70" and faces to the Southeast overlooking a big meadow that the wildlife like to feed in. The home is heated with propane and the fireplace is duct worked throughout the house with a force fan. There are a couple of valves that can be used to easily drain all of the water lines in the lodge. This is a great feature to save on the utility bills.

The 320 acres that make up the ranch consist of a variety of habitats. North Salt Creek snakes through the Southwest corner of the ranch for nearly one half of a mile. The creek bottom is surrounded by fertile soils, mature timber, and ridge lines. Nearly 75 acres of Mason and Dennis silt loam make up this creek bottom.  A big portion of the Mason soil is covered by mature timber and brush, however there is a 5-`10 acre open area on the West end of it that would yield great if planted to a food plot. The Dennis silt loam is mainly open and could be planted to food plots, grazed, or cut for hay. Other than North Salt Creek there are 3 more drainages/creeks that flow from the North and West. Multiple timbered ridges run out to points from every direction onto the Ranch. This creates a valley through the center of the property. Kansas is known for big bucks and gobbling turkeys. This Ranch is an exceptional example of what Kansas has to offer. There is a great deer density as well as age structure on this property. It ties into large blocks of timber and areas that are so remote that they are hard to get to. The sellers have good relationships with the neighbors and can introduce the new owner to the neighborhood.

-The home is 2450 sq ft, 3 bed/2 bath, built in 2002. It features a concrete porch that is 70'x10' and covered the entire length. The porch has an excellent view of the meadow in front of the lodge.

-Food plots can be planted in various locations throughout the ranch. The best soils line North Salt Creek and consist of Mason and Dennis Loam.

-Kansas is known for big bucks and this ranch is too! Its location is 4 miles South of the Whitetail capital of Kansas.

-The cost of installing utilities in a remote site can be overwhelming and often detour an owner from building. These expenses were astronomical at the time of construction to be delivered to this site. This has all been handled and the conveniences of electricity, rural water, and a phone line are in place.

- The cost of installing new fencing has skyrocketed as many other things have. The material cost have jumped and these increases have fence building slowed. The fences are excellent on the Penn Oak Ranch, which elements a cost and headache to the new owner.

- It has a large gated entry way with a cattle guard that leads to the house and shop via a driveway through the woods.

- The shop is nothing short of a day dream. 3600 sq ft, a bathroom, wood stove, and filled with what it takes to make a Ranch operate. Concrete throughout the building as well as a large concrete area in front of the shop. Not only is this a great place to pull the tractors in to store out of the weather, but there is much fun to be had on a cool fall night with the fire rolling in the wood stove. The bathroom located within the shop is very comfortable and convenient when having a get togethers.

-There is the North Salt Creek as well as three other drainages on this property.

- Three separate ponds provide water for the wildlife and livestock.

- An endless amount of ATV/UTV trials cut through the woods and the fields giving the owner of this ranch access to see the land they own.

- Not only is there an abundance of deer on the ranch, but there are also sightings of turkeys in the fields, quail erupting from the grasses, and ducks on the ponds.

- There is a limestone rock base which is an indicator of the property switching from the Cross Timber ecosystem to the Flint Hills.
