Situated on the edge of the Sandhills

in Northwest Harvey County, this pretty pasture property offers the potential

for cattle grazing, deer and upland bird hunting, or a place to build a country

home! The property is located in the Buhler School District and sits nearly equidistant

between Burrton, Kansas and Buhler, Kansas. As an added attraction, Pete's

Puddle Resort is directly south off of NW 48th Street.

Historically, the land was used for grazing

cattle in the summer but no grazing occurred during the 2021 calendar year. The

current landowner performed extensive Eastern Redcedar and softwood sapling

removal over the last year in order to improve the range for cattle. Perimeter

fencing is present on the southern half of the property. The northern third of

the land consists of Class II soil and has been planted to forage crops for

grazing and baling in the past. Native warm-season grasses like Big Bluestem,

Indiangrass, Switchgrass, and Little Bluestem are present throughout the

property, as are native forbs, wildflowers, and legumes. The plant composition

is conducive to quality cattle grazing and wildlife forage.

Upon scouting the property, there was

a heavy presence of deer trails and beds. Several old rubs were located on the

south and west sides of the tract indicating that bucks use this property during

the pre-rut and rut. The current owner has harvested does in the past and also reported

seeing pheasants and quail in the pasture. Larger trees on the south side, along

the east property line, and through the middle drainage create opportunities

for hanging tree stands. Small improvements to this tract will improve

attractiveness to deer and other wildlife.

**No mineral rights. There is currently

natural gas production on the property, however, mineral rights are not

included in the sale and will not be transferring. The pumpjack and accompanying

tanks are situated on the far southwest side of the ground, approximately 525 yards

from the house. Mature willows and blackberry thickets provide some seclusion

from the homesite.

Included with the sale of the land is

a 40' x 80' steel-frame building with electricity. Sliding metal doors are

present on the east and south side but could use some repair or replacement. A

locking man door sits next to the south side equipment door. The building was

used for storage of farm equipment but could be converted to house your vehicles

or recreational toys. None of the personal property in the storage building is included in the sale. 

The two-story farmhouse present on the

property was built in 1917 and has 1,368 square feet of living area. There are three

bedrooms and one full bathroom, along with two storage rooms on the second

floor. The basement flooded last year and caused moisture damage. The entire

house will need updating and restoration.
