HUNTING/WILDLIFE
The hunting on this ranch is consistently first rate year after year.  Located in GMU's 551 and 67 there are over the counter options and the ranch is currently enrolled in the Land Owner Preference Program and drew 4 elk tags, 3 deer tags, and 2 antelope tags last year.  Cochetopa Dome Ranch sits in a valley at the foot of The Cochetopa Dome and the base of North Pass, or locally known as Cochetopa Pass.  This ranch is the nearest irrigated hay pasture to The Dome and mountain ranges to the north and east. You hunters know what that means.  This is where the wildlife goes to feed.  Elk and deer stay near the ranch and trespass often to take advantage of the available grass and water.  Bear, antelope and other wildlife frequent the lush green pastures and they all share the ponds on the ranch with ducks, geese and other migratory birds. 

RANCHING/LIVESTOCK
Currently holds 250 pair from May thru September.  Has historically held 400 pair for summer grazing.  Over half of the irrigated land is left untouched after June when the cattle are moved to the western half of the ranch leaving hay for bailing or additional grazing.  Over 13cfs in surface water rights, a 600gpm artesian well, and multiple springs currently irrigate approximately 300 acres of the property.   Historical ditches are in place to significantly expand the irrigated acreage on the west end of the ranch.  

FISHING
West Pass Creek flows across the entire 4 mile length of the ranch.  Following the oxbows and bends the stream miles are almost double that creating an opportunity to develop 6-8 miles of private fishing.  Two large year round ponds are loaded with trout and hold decent numbers of ducks and other waterfowl.  Dome Lakes SWA, 6 miles from the ranch, offers additional fishing and waterfowl hunting along with nearby Cochetopa Creek, Saguache Creek, Archuleta Creek and dozens of other mountain creeks and high mountain lakes in the area.

Year round access on paved state highway. 31 miles to Gunnison, 39 miles to Saguache, 65 miles to Salida, 45 miles to Monarch Ski Area, 60 miles to Crested Butte Ski Area.  Nearest airports are Gunnison/Crested Butte Regional Airport - 32 miles, Montrose Regional Airport - 2 hours.  Colorado Springs Airport - 3.5 hours.
