After turning off the nearest county road, its a 3/4 of a mile drive down a gated easement road before you arrive at the property. With two points of access, one on the West side, and one in the middle of the property, it's easy to utilize the internal road system in either UTV or pickup to access the entire property.
The West side of the property is mostly overgrown pasture that is made up of native grass, sumac, plum thickets, and some timber. The highest elevation on the property is also in this area and would make for an ideal build site for a cabin or weekend retreat allowing you to overlook the property as well as some of the neighboring property. WIth a view that stretches for miles, it's easy to see that sunrises and sunsets will become a favorite part of the day.
As you lose elevation moving through the property to the east, you will come to the large section of timber. At approximately 25 acres in size, this section connects to a much larger woodlot that is over 8 square miles in size and runs through multiple adjoining properties from the Kansas/Oklahoma Line to Highway 166. Consisting of mostly Blackjack Oaks, you will also find some softwoods including Red Cedar and Hedge on the fringes. Multiple large, sandstone lined, wet weather ditches run through these hardwoods, creating multiple natural travel routes for the resident whitetail deer to follow.
The far East side of the property is approximately 10 acres that was once a hay meadow, but is now being reclaimed by nature. Currently pocketed with clearings of native grass, sumac, and some Red Cedar, it is easy to see that this is a great transition area for wildlife. This area also has the one pond that is found on the property, offering the local wildlife a year round water source.
With only a little work, this area would make for an ideal food plot location of any size. Multiple large clearings would allow the starting point, and with the soil being Dennis Silt Loam it should provide for a year round food source in an area that is not known to offer that.
The property has had little hunting pressure over the past few years, and at 80.5 deeded acres, the property will qualify for one guaranteed nonresident landowner whitetail tag, although it will hunt much bigger. This area also does have a small, but huntable population of turkey, as well as quail, dove, predator, and the occasional wild hog.
Assumed property boundaries are marked with perimeter fencing that is in average condition with some areas needing work. All mineral, oil, gas, wind, and water rights will transfer with there being no current wells and no current production.
