Mossy Oak Properties of the Heartland is proud to present at auction a very sought after 154 acre tract of Neosho River Bottom with tillable and oil potential located less than 1/4 mile away from the banks of the Neosho River.  It is not often that a farm of this quality hits the open market.  This farm offers endless revenue streams and recreational possibilities due to its highly fertile soils, major oil production potential as well as offering a place to hunt waterfowl that feed on the fields adjacent to the Neosho River every winter.

This farm's large block tillable consists of over 80% highly fertile class II soils with the remaining 20% being in class III.  This tillable tract will be offered via a hybrid auction both online and live.  This farm is located one mile west of the Iola River Bridge and one mile south on 1,000th road.  The north boundary line is at the intersection of 1,000th road and Nebraska road while the south boundary line is at the intersection of 1,000th road and Montana road.

As one might expect these river bottom tracts very rarely come up for sale and are dynamite for raising top notch yielding crops.  This farm's highly sought after fertile soils sitting less than 1/4 mile away from the Neosho River would be a great starter farm for someone or a great addition to an existing farm operation.  Another great attribute is that the Neosho River at this location has high banks deterring flood waters from reaching the farm site most often. The soil consists of 115 acres of Class II Woodson silt loam, 11 acres of Class II Dennis silt loam and the remaining 28 acres in Class III Kenoma silt loam.  Due to the fertility of the soils and the excellent soil classes this farm is sure to produce great yields year in and year out.  This tract is also surrounded by major oil production so the possibility of adding extra income with oil could very easily become a reality.

This years 2022 row crop is currently planted in soybeans and is cash rented to the tenant.  The new owner will be able to take possession of the land right after the beans are harvested.  The proceeds of this harvest will remain with the tenant.  FSA records and crop history will be provided upon request to pre-approved buyers.
