One acre in Texas covers 43,560 square feet, but the value of your acre can look very different depending on where in the state it sits. In the Texas Hill Country, your single acre near Fredericksburg or Wimberley with road frontage and Hill Country views can list at a significant premium. In rural East Texas counties like Sabine, Newton, or Jasper, that same footprint of wooded land often lists for a small fraction of that price. The gap reflects how far your property is from major metros, the character of the terrain, and local demand rather than anything about the acre itself. Texas has no state income tax, relatively accessible rural zoning in unincorporated counties, and ag exemption programs that can reduce your property tax bill when your land is used for livestock, wildlife management, or hay production. At 1 acre, an ag exemption can be difficult but is not impossible to qualify for in every county. You should verify this with the county appraisal district before relying on an exemption you have not confirmed in writing. If you are pursuing a 1 acre lot in Texas, you should also check septic feasibility against the county health code because Texas soil in the Blackland Prairie and some clay-heavy central counties drains poorly and may require an engineered system that costs more than the lot itself. Road frontage matters too. Your 1 acre parcel with direct access to a maintained county road is a very different purchase from one accessed by a private easement through a neighbor’s property.
