What is the rural land market like in Michigan?

Michigan has a split land market. In the Lower Peninsula, the farming counties in the southwest and central parts of the state have great land for growing corn, soybeans, sugar beets, dry beans and specialty crops at fair prices for the Midwest. Up in the Upper Peninsula, the state and federal governments own most of the forest, but private hunting and cabin properties are scattered throughout. According to recent real estate trends, northern Lower Michigan has exploded into a massive retirement and second home market, which is driving up prices around Traverse City and along the Great Lakes. The cheapest hunting land is in the central and western Upper Peninsula counties like Ontonagon, Baraga and Iron because there is very little housing development and you can still find huge tracts of timber and wetlands.

What are typical land prices across Michigan by region?

Based on recent farm real estate data from the USDA National Agricultural Statistics Service, specialty crop land in southwest Michigan counties like Berrien, Van Buren and Allegan usually sells for 8000 to 14000 dollars per acre. In central Michigan, standard crop land in Gratiot, Montcalm and Isabella counties runs 5000 to 9000 dollars per acre. Up in the northern Lower Peninsula, hunting and cabin land near Traverse City goes for 3000 to 8000 dollars per acre, depending on road access and if it touches a lake. Up in the remote Upper Peninsula, hunting and timber land in the central and western counties is much cheaper, usually running 1000 to 3000 dollars per acre. Because Michigan has so many lakes, waterfront property here carries some of the highest premiums in the entire Midwest.

What property taxes should Michigan rural landowners expect?

According to the Michigan Department of Treasury, the state has programs like the Farmland and Open Space Preservation Program and the Qualified Agricultural Exemption, which give massive tax breaks if you actively farm the land. The state also has a law from 1994 called Proposal A. This law says your property tax assessment cannot jump by more than 5 percent or the rate of inflation every year until you sell the land. Because of this, families who have owned farm or hunting land for decades pay incredibly low taxes compared to someone who just bought a property next door. You absolutely must understand how the tax cap works and what your new tax bill will be before you buy land here.
