What price range do Arkansas rural homes fall in?

Price tracks what comes with the property more than any single benchmark. The range covers everything from a 10-acre homesite in White County to a 614-acre working cattle ranch in Jackson County with two homes and 11 ponds. Smaller acreage and modest structures sit at the lower end. Full working operations with significant timber, water, or established livestock infrastructure sit at the top.

Which counties have the most rural home inventory?

Fulton, Sharp, Baxter, and Independence counties in the Ozarks consistently produce the most rural home listings. That comes from the timberland, creek frontage, and deer and turkey habitat attached to the residential structures there. White County in central Arkansas and Jackson County in the northeast are both active for agricultural estates, with White County offering commuting range to Searcy and Little Rock. Logan County is the strongest market for horse and cattle operations with homes. Saline County draws buyers who want rural acreage with development potential close to the Little Rock metro.

Do these properties include hunting access?

Most of them do, and that is part of what separates this inventory from a standard residential search. Ozark properties in Baxter, Fulton, and Independence counties carry established deer and turkey populations with food plots, stands, and timber structure already in place. Delta and river properties in counties like Arkansas, Desha, and Cross often include waterfowl access alongside the residential structure. Properties with documented food plots, active game cameras, or an existing hunting lease generating income tend to price above comparable residential acreage without those features. How does financing work on a home with significant acreage?

Properties with 10 acres or fewer and a qualifying residence often finance as conventional residential or USDA Rural Housing loans, with lower down payment requirements. That means a local Farm Credit association, such as Farm Credit of Western Arkansas or AgHeritage Farm Credit Services. What should I know about Arkansas property taxes on rural acreage?

Arkansas taxes real property at the county level, with residential property assessed at 20 percent of appraised value. Qualifying agricultural and timber land is assessed at a lower rate, based on productive use rather than market value. On a property that combines a home with significant agricultural acreage, the two parts are taxed separately. The residential portion carries the residential rate, and the qualifying land carries the agricultural rate. The practical effect is that property taxes on a 100-acre Ozark property with a home are often meaningfully lower than the market value alone would suggest.
