Arkansas Homes for Sale That Come With Land

Most homes in Arkansas come with land attached, which is what sets this inventory apart from a standard real estate search. Properties here run from 10-acre homesites near Conway and Bentonville to 750-acre working cattle operations in Fulton County with two residences, a private lake, and a mile of river frontage. Almost nothing on this page sits on a standard residential lot.

Where you search in Arkansas matters as much as what you search for. The Ozark counties in the north, Baxter, Fulton, Sharp, and Independence, are where most recreational and timber-backed properties are listed. These are homes where the hunting ground, creek frontage, and timber stand are priced alongside the structure. The River Valley counties of Logan, Crawford, and Sebastian are the center of the equestrian and cattle operation market, with established horse facilities and improved pasture. Eastern Delta counties lean toward agricultural estates with cropland income and working outbuildings.

Price on these properties tracks acreage, the condition and number of structures, and any income the land produces. Use the acreage and price filters above to narrow to what matters most for your search. To speak with an agent who knows a specific county, use the Find an Agent page.

What price range do Arkansas rural homes fall in?

Price tracks what comes with the property more than any single benchmark. The range covers everything from a 10-acre homesite in White County to a 614-acre working cattle ranch in Jackson County with two homes and 11 ponds. Smaller acreage and modest structures sit at the lower end. Full working operations with significant timber, water, or established livestock infrastructure sit at the top.

Which counties have the most rural home inventory?

Fulton, Sharp, Baxter, and Independence counties in the Ozarks consistently produce the most rural home listings. That comes from the timberland, creek frontage, and deer and turkey habitat attached to the residential structures there. White County in central Arkansas and Jackson County in the northeast are both active for agricultural estates, with White County offering commuting range to Searcy and Little Rock. Logan County is the strongest market for horse and cattle operations with homes. Saline County draws buyers who want rural acreage with development potential close to the Little Rock metro.

Do these properties include hunting access?

Most of them do, and that is part of what separates this inventory from a standard residential search. Ozark properties in Baxter, Fulton, and Independence counties carry established deer and turkey populations with food plots, stands, and timber structure already in place. Delta and river properties in counties like Arkansas, Desha, and Cross often include waterfowl access alongside the residential structure. Properties with documented food plots, active game cameras, or an existing hunting lease generating income tend to price above comparable residential acreage without those features. If habitat and access are the primary draw rather than the structure, our Arkansas hunting land listings include dedicated tracts, many of which carry lodge or cabin structures.

How does financing work on a home with significant acreage?

Properties with 10 acres or fewer and a qualifying residence often finance as conventional residential or USDA Rural Housing loans, with lower down payment requirements. Larger tracts above 10 acres with agricultural or recreational use usually call for a rural land loan instead. That means a local Farm Credit association, such as Farm Credit of Western Arkansas or AgHeritage Farm Credit Services. A commercial agricultural lender or a USDA FSA program can also work for qualifying buyers. Rates and down payment requirements on rural land run higher than on a conventional home loan. Check with a local Farm Credit lender for current terms.

What should I know about Arkansas property taxes on rural acreage?

Arkansas taxes real property at the county level, with residential property assessed at 20 percent of appraised value. Qualifying agricultural and timber land is assessed at a lower rate, based on productive use rather than market value. On a property that combines a home with significant agricultural acreage, the two parts are taxed separately. The residential portion carries the residential rate, and the qualifying land carries the agricultural rate. The practical effect is that property taxes on a 100-acre Ozark property with a home are often meaningfully lower than the market value alone would suggest. Confirm current classification and rates for any specific parcel with the county assessor, as rules vary by county and change periodically.

How do I connect with a local Arkansas land specialist?

Each listing page shows the agent contact information directly. Click any property above, scroll to the listing details, and you will find the listing agent’s name and number. For a county or regional specialist rather than a specific listing, use our Find an Agent page. Agents in our Arkansas offices cover the Ozarks, River Valley, central Arkansas, and the southern timber counties. To browse all property types beyond homes, our Arkansas land page covers farms, ranches, timberland, and recreational tracts.
