Why is the Mississippi Delta considered prime duck hunting real estate?

The state sits right in the middle of the Mississippi Flyway. Millions of ducks fly down the flyway and spend the winter in the Delta. According to Ducks Unlimited, counties like Bolivar, Sunflower, Washington, Humphreys and Sharkey have the most managed duck hunting properties in the state. According to the Mississippi Department of Wildlife, Fisheries and Parks, deer hunting has gotten much better since the early 2000s because hunters started passing on young bucks and the state forced people to only shoot bucks with a certain number of antler points. The north central hill counties like Montgomery, Attala and Choctaw, and the thick river bottoms constantly produce massive mature bucks. The deer out in the Delta also get huge because they stuff themselves on farm crops. You can also hunt wild hogs all year on private land with zero limits, which gives you something to do even when deer season is closed.

What does recreational land cost per acre in Mississippi?

Based on 2025 rural real estate data, standard hunting and timber land in the Mississippi hills sells for 1200 to 2500 dollars per acre. Out in the Delta hunting land that is fully set up with water pumps for duck hunting runs 2500 to 5000 dollars per acre. Good deer hunting land on the river with established food plots usually sells for 2000 to 4000 dollars per acre.
