How do BLM and Forest Service grazing permits affect Montana ranch values?

Federal grazing permits in Montana are tied directly to a specific base property and they transfer to the new owner when the land is sold as long as the BLM or Forest Service approves it.

A massive number of Montana ranches rely entirely on these federal permits for 40 to 60 percent of their total cattle grazing capacity. This makes the permit incredibly valuable to the overall production of the ranch.

While you cannot easily put a strict dollar amount on a grazing permit on paper it carries huge weight and heavily boosts the final selling price of any ranch that has one. Sometimes the government reduces these permits because of drought bad grass conditions or wildlife protection rules so you must thoroughly investigate the status of any permit before you buy a Montana ranch.
