Indiana Land Information

The Hoosier State encompasses 23.4 million acres, just over 36,481 square miles. Located in the Midwestern region of the United States, Indiana’s southern border is formed by the Ohio River. Its western border is formed in part by the Wabash River. Neighboring states include Michigan to the north, Ohio to the east, Kentucky to the south, and Illinois to the west. Indiana is appropriately called the “Crossroads of America,” as four major Interstate Highways (I-65, I-69, I-70, and I-74) intersect in this central location.

“Indiana” means “Land of the Indians” or “Land of Indians.” In 1763, the English took over the territory that now includes Indiana after the French and Indian War. In 1816, Indiana became the 19th state admitted into the United States.

Indiana is nicknamed the “Hoosier State,” most likely, in honor of a contractor named Samual Hoosier. Tasked with building a canal along the Ohio River in the 1820s, Hoosier preferred to hire laborers from Indiana. They became known as “Hoosier’s men,” and the nickname was eventually shortened to just “Hoosiers.”

Indiana is made up of 92 counties. Indianapolis is the capital and the largest city, well known for its sports teams and the Indy 500. Fort Wayne, in the northeastern area, is the second-largest city.

How does Indiana land compare to Illinois for buyers?

Indiana offers a solid price discount compared to Illinois, while still giving you great farmland and excellent hunting. According to the Purdue University Center for Commercial Agriculture, prime farm land in north-central counties like Benton, Jasper, and Newton usually sells for $7,000 to $12,000 per acre. That same quality of land right across the border in Illinois would cost you $10,000 to $15,000 per acre. The deer hunting is also fantastic, especially in the southern counties along the Ohio River and in the wooded hills of Brown, Monroe, and Jackson counties. Indiana does not cap the number of out-of-state deer tags they sell, which means there are more hunters in the woods than in Iowa or Illinois, but the state still consistently produces huge deer if you buy the right land.

Based on annual farm real estate data from Purdue University, the best farm land in north-central Indiana (Benton, Jasper, and Newton counties) sells for $8,000 to $13,000 per acre. Average cropland across the rest of the state usually runs $6,000 to $9,000. If you head south into the forested hills of Brown, Monroe, Lawrence, and Jackson counties, you can buy recreational and hunting land for $3,000 to $6,000 per acre. Pasture and hay fields anywhere in the state usually sell for 30 to 40 percent less than the crop fields right next to them. If you want waterfront property on Patoka Lake, Mississinewa Reservoir, or Monroe Lake, expect to pay a massive premium because wealthy buyers from Indianapolis and other big cities are constantly looking for lake houses.

What property taxes should Indiana rural landowners expect?

Indiana property taxes are very reasonable compared to those in Illinois and Ohio. According to the Indiana Department of Local Government Finance, farm land is taxed based on how good the soil is for growing crops, not on what a developer would pay for the land. This keeps the tax bill very low for farmers. Rural land with a house on it is taxed at its full market value, but Indiana’s actual tax rates usually hover around 0.7 to 1.2 percent, which is below the national average. Because the base tax rate is fair and farm land gets a special discount, holding onto rural land in Indiana is very affordable. The state also eliminated its inheritance tax.
