Description

Unique wooded land with residential potential, convenient to I-26 Chapin Exit and Spring Hill High School, in a well-established neighborhood of multi-acre lots near the Broad River.

This location is on the fringe of Columbia suburban growth, about 13± miles up I-26, northwest of Columbiana Centre and the new Baptist Park Ridge Hospital which are near Irmo.

Richland County zoning, a new land use plan and land use history provide this neighborhood with residential parcel sizes that mostly exceed 4± acres along paved road frontages, with larger parcels for forestry, recreational and conservation uses being located near the Broad River.   Public roads meander through the area and are not highly likely to be expanded in the future due to low population density.

Despite the rural character, you don't have to go too far to meet most of your food, shopping and health care needs, all of which which can be found near Chapin, Ballentine and Irmo.

"Downtown" Chapin is 5.3 miles away (newly upgraded Chapin Exit #91 on I-26 is 3.6 miles away.  Irmo is served by 3 exits on I-26 that are 11 to 13 miles away.

The newly upgraded Peak (to north) & Ballentine/White Rock (to south) exit #97 on I-26 at US Hwy. #176 is about 6.5± driving miles; travel 2.5± miles further on US #176 and you have arrived at the WalMart shopping center, Tractor Supply Company and numerous restaurants and other businesses.

Lake Murry areas can be reached at distances between 1 and 3 miles from Chapin, Ballentine/White Rock and Irmo.

This property has a history of pine forest management for more than 40 years, and the trees have been thinned twice.  A long time ago, the area was used for subsistence farming and some wide terraces were created.

Good quality, multi-acre sites (7.39 acres and 11.52 acres), with relatively new, good quality houses border each side of this parcel.

While this acreage could be used to make a very good single residential site, similar land nearby, with similar zoning and land use conditions has been divided into house lots that are 4 to 6+ acres in size.  Division into smaller house sites likely requires county and highway permitting based on surveying, approval of location of driveways and septic tests.

Owner makes no representations as to suitability for any given use, and will not accept offers contingent on financing.

Directions:

Property can be reached via US Hwy. #176 coming from Columbia.  From Intersection of US 176 with Freshly Mill Road (stoplight at Spring Hill High School), proceed 2.3 miles up #176 and turn right onto Jake Eargle Road.  Take the first left onto Ralph Counts Road and follow to the stop sign, turning right onto  Wash Lever Road.  After 0.25 miles, this wooded property begins on your right, just across from the entrance of gravel Burdell Fuller Road.  The property is in mature pine trees and continues around the curve of Wash Lever Road.

As an alternative, take the Chapin exit for I-26 and turn right (away from Chapin).  Follow Columbia Avenue for about 0.6 miles and turn left onto paved Martin Road, until coming to the stop sign on US 176 (Broad River Road).  Come across the intersection (where the road name changes to Jake Eargle Road).  Turn left onto Ralph Counts Road and then turn right at the stop sign onto Wash Lever Road as described above.
