This is a very nice 37.41+/- acre hunting tract (formerly 43.11 acres - 5.7 acres sold) complete with an old house that could be converted in to a useable hunting camp with just a little work.   The tract is located in the very desirable McCall Creek area of Franklin County south of the store, post office and old sawmill on U. S. Highway 84.  The land itself contains quite the diversity with one (1) acre surrounding the former housesite fronting on the paved county road (Olympia Road) which is furher surrounded by 5.7 acres of well maintained pasture (now sold).  Just south of the old housesite fronting on the now gravel county road (Olympia Road) is 8.4 acres of very nice pine timber with a very good woods road leading through same to a 28 acre clearcut being approximately six (6) years old which is regenerating nicely with desirable commercial species and providing excellent cover and bedding areas for whitetail deer.  The eight (8) acres of merchantable timber provide a transition zone/travel corridor to the open 5.7 acre field (now sold).  There is a running creek on the south end of the 28 acre clearcut block to provide a water source for all the wildlife found on the tract.  The old house, while in pretty good shape has not been used as a residence in over three (3) years and is not being sold as a residence, nor is it intended to be a residence .  This structure is being sold "as is - where is" with no warranty of fitness in any manner.  However, it is in decent shape and would make a very good hunting camp or weekend retreat.  It contains approximately 1105 square feet with a full length six foot (6') porch and attached 16' x 20' carport.  The structure has electricity, but no community water.  The existing water well is not operational and will probably need replacing.  Call Tom Middleton at 601-597-5727 to see this tract soon.
