Description
62+/- acres of prime Barnardsville NC real estate, stretching from a pond area complete with wild orchids up to the peak of Wildcat Knob where the hawks soar! Seller finance is available for qualified buyers! A well maintained private community road wends its way uphill through the parcel, dividing this large tract into three general “neighborhoods” -- ~32+/- acres around the old pond and along a creek to the top of Wildcat Knob (the "Pond-to-Peak" area), ~21+/- acres of stately old oaks and majestic west-facing vistas for epic sunsets (the "Highlands" area) , and a lovely ~9 +/- acres along Shelton Branch Creek , with additional spring water sources and dramatic rock outcroppings to incorporate into your landscaping (the "Grotto" area). This diverse layout offers plenty of intriguing homesites for extended families, developers, or anyone interested in creating synergy with the nearby native plant gurus and mountain craft experts. Nestled into the famous organic farming and sustainable living community of Barnardsville, this is the ideal place to grow your own healthy food in the rich mountain soil! Whether you are looking to work from home, transplant a small business or to retire and enjoy the finer things in life, why put up with high-stress and high-cost areas elsewhere when you can embrace the peace of mind that these mountains provide? Nearby Asheville NC adds to the allure with world-class restaurants, yoga studios, Ayurvedic and TCM healers, health food stores, and a variety of artists and shops, along with two major hospital chains (one is VA for our honored military retirees). Or take a daytrip and escape into the nearby Pisgah National Forest to hike, bike or fish the day away!

Maps
The corner of Shelton Branch Road and Anderson Cove Road has a pond area that currently is not filled, but the pond shows on some older aerial photos and on the map. The owner has not investigated why the pond area is not currently retaining water. This parcel is the remaining acreage of a platted purchase of Wildcat Knob Corporation; see Plat 42/101, ROW 1167/15. There is an old recorded "Declaration of Restrictions" (196/98) from July 1978, but the owner states that he understands to property to be unrestricted now. The owner also states that there is no HOA, applicable CC&R, subdivision fees or road maintenance charges. Buyers should conduct their own evaluation to confirm. The owner reports that the property passed a perc test shortly after he initially purchased in 1998; a new perc test will be required.
