Elevation of the ranch ranges from 7,100’ to nearly 7,800’. The terrain varies from large cleared and planted meadows of natural grasses, foodplots of oats and wheat to ridgelines of Ponderosa Pine, Juniper, Oak and sage flats. Numerous elevated rock bluffs and outcroppings are found throughout the property adding character and beauty to the entire ranch. 

The private entrance to the ranch is fenced and gated with a short drive to the main house and headquarters. The primary residence has 5 bedrooms and 2 full baths, large sunroom, updated kitchen and central fireplace. Utility services include public electric, propane, private domestic well and septic. 

Hunters will find a very significant Mule Deer population within the ranch. Daily grazing of 40-80 mule deer can be seen within a few hundred yards of the Headquarters and throughout the many food plots and cleared pastures. Located in Game Unit 5A which is well known for large buck harvests in the 170”-200”+ range. The elk population is very respectable and has a proven harvest record over the decades. Wildlife flourishes on this property with more than ample forage, water, cover and lack of public hunting pressure. Typical of New Mexico, Mountain Lion, Bear, Turkey, Coyote and a few Prairie Dogs have made this ranch home as well.  A handful of elevated hunting blinds and feeders are strategically  placed throughout the ranch and will remain onsite for buyers' continued use and harvest success.

Previously an 1800 acre portion of the deeded ranch was high fenced and operated as a Class A Game Park. In conjunction with NMGF the game park was decommissioned in early 2025. Historically the ranch has received 5 Mature Bull, 4 Antlerless and 2 Archery Landowner Elk Tags and 4-6 Mule Deer Landowner Tags for the remaining 1100+ deeded acres. Considering the “recent” decommissioning of the game park the ranch did not receive landowner authorizations for the game park acreage 2025 season. Additional Elk and Mule Deer authorizations will be awarded for the 2026 season as determined by the NMGF.

Water throughout the ranch is better than average. The northern deeded acreage benefits from the year round Bassett Spring production. There are many earthen tanks/ponds collecting and holding drainage water, 5 operational wells and 3 water storage tanks ranging from 2,500-16,000 gallons. 

Within the BLM Leased Lands there are several gas wells and pipelines in operation. Maintenance activity to these sites is very minimal and restricted overall by easements of record. Travel time from Albuquerque, Santa Fe, Farmington, and Durango, Colorado are all within a 2-3 hour commute.
