Description

Located north of Ozark, Arkansas in the Ozark Mountains lies 20 +/- acres and a maintenance free 900+ sq ft cabin on the west fork of White Oak Creek and we mean right on the creek. Your personal swimming hole is just above this property.  Sitting on a concrete foundation and metal siding with a metal roof will let you enjoy the cabin life without the extra work. The cabin sits right on the water with an upper deck and a lower deck to relax all day long.  The firepits are already in place and ready for your cooking on the open flame.  A concrete walkway to the front door keeps the kids or grandkids from tracking in dirt from running back and forth from the firepit to the marshmallows in the kitchen.  The woodwork inside the cabin will be appreciated for a lifetime with stained cedar and decorative designs.  Even the front porch post is carved into bears to add the touches of what real cabins are made of.  This cabin will sell fully furnished with what you see when you first visit the property. The sellers have made a tough decision to sell this place they have loved since 2007.  The cabin has central heat and air, propane fireplace, fiberoptic high speed internet and great water.  What would a cabin be without a big loft?  The loft currently has two beds but possibly could have two or more bunk beds in their place if more beds are needed.  The loft has its own elevated deck overlooking the north end of the river. Downstairs you will find the large master bedroom which currently has a California King size bed. The kitchen and living area are done tastefully in an open floorplan.  The bathroom is much larger than the pictures will show.  A nice hot shower and all the other comforts of home but in the middle of silence awaits you.  The sounds of this river will never grow old, and the coffee will always be hot. The property is at the end of Cat Hollow Road which adds to the peacefulness.  One cabin is just past you but up the hill and out of sight and mind leaving you with the true sense of seclusion.  This property is located within walking distance of the Ozark National Forest.  If you like to hunt, then you will never run out of game.  This property is home to wild turkey, deer and black bear as well.

The cabin has never flooded but the owners do carry flood insurance currently. There is no cell service with AT&T but cell service does exist with Verizon.  Fiber optic has been run to the property. Most of the topography is steep outside of the large cabin homesite and shop on the creek.  There is a locked gate on the property and no access or drive-byes will be possible.  The cabin needs the back decks re-stained and there is a spot on the roof where a limb fell and was "self-repaired with no water damage at all". The sellers are willing to make a reasonable allowance for properly repair.  All in all, the cabin is in great condition and the location is breathtaking. The best part in my opinion, is the road into the property.  It is a real cabin feel and not for the "want-a-be" remote thinkers. This is the real deal.  Cat Holler Rd is a granted private single vehicle road.  When you come into the property, you will need at least a pickup truck, jeep or full-size SUV.  The adventure starts immediately as you will cross 9 or 10 creek crossings and follow the river the entire way to your doorstep. Keep in mind that if it rains hard for several days that the creek could get too high to safety cross in a vehicle. The owners have not had a problem in the past and the creeks will go down fast but they always keep a mindful eye on the weather forecast and take a few days extra food and gear just in case.  Since 2007, they have only had to spend one more enjoyable day at the cabin due to the creeks being too high to safety cross.   Please allow for extra time as you are sure to stop and marvel over the waterfalls and how the water dances around mother nature's perfect placements of the rocks.  The previous owners have also recently constructed a storage building for your toys. These places do not change hands often, so please call Michael Gray 479-597-9279 or Mossy Oak Properties Field, Farm and Homes 479-480-7000 for your private showing.
