  • Main Property accessed by deeded and recorded easement through Commercial Timber company land.  The main road to the property will be best be traveled with a 4 x 4 in the wet weather months.  A UTV or ATV would be an easy drive.
  • This tract has been clear cut 5 or 6 six years ago.  It's thick and brushy.  Perfect property to get a skidsteer in there an open up some roads and food plots.
  • Majority of the property is wetland timber bottom and probably not suitable for home building
  • No Water or electricity
  • Seller reserves mineral estate

Directions to property:  From San Augustine.  Travel west on Hwy 21  for 7.1 miles.  Turn right on FM 354.  Travel FM 354 for 6 +/- miles and it turns into CR 229 (going from oil top to good gravel/limestone road).  Follow CR 229 for almost 2 miles.  Turn right onto CR 232 and travel about 200 yards down CR 232 and the Easement road to the property is on your right.  Travel south .44 miles down the Easement road and you will come to the property entrance.  Please note that once on the easement road you should be in a 4 x 4 or UTV.
