The River:   The Little Red River simply said, is an icy cold blue ribbon trout fishing - dream come true. Whether you’re a seasoned fly-fishing angler or a beginner spin rod angler, it is hard to find a better cold-water fishery in the world.  Trout were introduced to the Little Red in 1966, some three years after the completion of the lake project. Rainbows, browns, brooks and cutthroats all call this river home. Fishing styles from wade fishing to fishing from custom built river boats are common along the 29 mile stretch from the John F. Kennedy Dam to the city of Pangburn, Arkansas. The river once held the world record brown trout until 2009 and more recently produced an unofficial state record brook trout caught in 2023.

The Lake:  Nestled in the Ozark foothills between Clinton and Heber Springs, Greers Ferry is among the state's five largest lakes. It is also tops in providing great fishing, water sports, boating and camping along with scuba diving and cliff jumping. The award-winning reservoir served as the national model for environmental cleanliness. Greers Ferry Lake totals about 40,500 acres with a combined shoreline of just over 340 miles.  There are several boat ramps and marinas to rent or launch or store your favorite vessel to explore the crystal-clear waters.

Heber Springs:  Heber Springs is located near the center of Cleburne County. Arkansas Highway 5 bypasses the center of the city to the east, leading north 40 miles to Mountain View and south 62 miles to Little Rock. Searcy is 28 miles to the southeast via Highway 16.  Even before the town was formed, the area was known for its mineral springs. Since the formation of Greers Ferry Lake on the Little Red River in the early 1960s, the town has become a popular resort for camping, boating, and other water sports.  Special events in Heber Springs include Spring Fest in April, Main Street parades, the famous Cardboard Boat Race in July, and a fireworks display over the lake on July 4. The Old Soldiers Reunion is the longest continuing annual event in the area, having been celebrated annually since 1887. A lighted parade and a Holiday Trail of Lights Tour commemorate the Christmas season. Throughout the year, visitors and residents can enjoy dramatic productions at the Gem Theater and displays of local art at the Arts Council Gallery on Main Street. Heber Springs is also the home of nationally known Aromatique products and of the Glynda Turley Showroom and Art Gallery.

The Property:  Those that know this river also know how great fishing can be around the local hot spot of “John’s Pocket”.  This 3250 sq ft custom-built two-story river home is located near John’s Pocket between Richie Shoals and Cow Shoals. This area is known for its larger homes as well as, the quiet living from the existing covenant that restricts short term rentals.  The boat dock was recently renovated with a new roof, widening the boat slip and even the installation of a new custom power boat lift.  An outdoor living area was created to include a back rock patio to enjoy the scenic fog that rolls down the cool river while keeping you warm while using the centrally located fire pit.  A large screened-in deck is also near to enjoy the view of the waterfront property from above.  Need more room?  The owner also purchased the adjacent lot and it will convey with the purchase of this amazing riverfront dream property.

The Home:  The 4/5 bedrooms, 3.5 bath, loft will currently sleep 18 people including double master bedrooms. The home includes many custom features like the perfectly positioned mud room with wader racks and a large 525 sq. ft. garage to list the obvious.  All the little details were thought out in the construction of this home from the oversized bathroom upstairs to handle the crowd, to the double dishwashers located downstairs to handle the dishes. Downstairs, you will find the love of details in the new floor and cedar walls to name a few.  A new HVAC system was installed recently as well to give the new lucky owner a touch of savings which also includes the encapsulation and insulation of the crawlspace.  The owners wanted a worry-free vacation home and it shows with all the details and updates done including new lateral field lines done and installed by professionals.  What could possibly make this and more of a perfect turn-key river home? Well…., the owner is making this a true move in ready property by selling it fully furnished with includes but not limited to the brand new living room furniture and new furniture and bedding in all main bedrooms. (Disclaimer: all items must be listed in the contract to be reduced to a bill of sale at closing). Please watch the video in this listing found at www.mopArkansasland.com and call me today for a private tour of the home and property.  We also offer a river jet boat tour of the property for qualified buyers.  Michael Gray, Mossy Oak Properties Field, Farm and Homes,  C. 479.597.9279
