Hunters and nature lovers here you go! Great tract in Southern Washington County that is easily accessible. Nice and flat as you enter the property, with multiple spots to build and have amazing views. Roughly 2 acres of previous pasture ground could be reclaimed pretty easy. The rest of the property is thick, steep terrain that is great for holding lots of wildlife. There are 3 clearings that were used as food plots in the past that just need cleaned up in order to start attracting game again. A small cabin sits on the property and offers a place to sleep, cook and hang by the fire while on your adventures. Electric and public water are on the county road about 100 yards away. A small pond resides on the east side of the property and appears to be spring fed. A wet weather creek sits deep at the bottom of the property with numerous rock bluffs and overhangs. A good trail system is in place currently for atvs and there are other old trails that could be opened back up. Lots of deer sign and from discussions with the neighbors, there is a good population of turkey and bear as well. Paved road until the last 1.5 miles. 20 minutes from the Winslow exit on I-49 and roughly 35 minutes to Fayetteville.
