Mossy Oak Properties is proud to offer the 293 +/- acre tract as an ONLINE AND LIVE Auction. It is located in Northern Montgomery County, Ks near the junction of Highway 400 and Highway 75. A portion of the property is located on the South side of Highway 400 and the rest is on the North. All of the property lies to the East of Highway 75. It is not often that a farm of this quality hits the open market! It offers high quality soils for farming and a mix of waterfowl and whitetail deer hunting.

This farm is a premium, quality farm for raising crops. Large fields and good soil provide the perfect environment for growing a variety of crops. The farm is well maintained and not chopped into a bunch of fields. The majority of it is ideal for planting and harvesting. This is a great place to start your farm or expand your existing operation. The farm is currently planted to beans and there is a written crop share agreement with the current tenant. The tenant would be happy to continue this agreement with a new owner. The new owner can take possession of the land after the harvest of the beans. There is an absolute wilderness lying East of the Verdigris River and this area makes deer as big as anywhere in the country. The farm itself is more conducive to making money than it is whitetail hunting in its current condition. It does make for an ideal investment with a little bit of deer hunting. Recoup a very nice return on your investment and hunt the edges of the Verdigris River. Some of the smaller fields have serious food plot potential and very large mature timber around them and lining the banks of the river. One unique point on this farm a spot in the river that has a place for wildlife to cross. The Verdigris is a fast moving river with high banks and large pools of water for the most part. The narrow point on this farm gives a rare spot for the deer to pass from one side of the river to the other. Deer are a slave to food for most of the year and this farm has an abundance of it!

The Verdigris River creates the boundary along a portion of the farm on the South side of Highway 400. The river pinches down tight and creates a riffle in one spot on the property boundary. With large amounts of waterfowl using the nearby Elk City Lake, this spot is an impressive location for habitat development. The topography of the land is very flat which is ideal for the construction of marshes. The expansive flat field makes it easier to cover more acreage with less water when flooding for waterfowl hunts. The soil is made up of Osage Silty Clay and it has a 0 to 1% slope. If marshes are constructed, this soil is conducive for holding water. These fields already get impressive numbers of birds feeding in the fields without doing any work to improve the environment.  Later in the winter the cold weather will freeze many of the pot holes (ponds) in the area. The ducks are then forced to find open water on either the river or the lakes. This congregates the birds into large numbers, and when they fly out to fields, they do it by the masses. The dam on the river near Neodesha and the Elk City Lake are less than 9 miles from this farm.

Auction Terms (Hybrid)

ONLINE & LIVE. Online bidding will open at 9:00 am on Thursday, October 13th, 2022 and the live auction will begin at 10:00 am on Saturday, October 15th, 2022. Bidding will be conducted via online, by phone, or in person. The auction will conclude upon closing of the live bidding.

There is not a buyer's premium.

Closing fee and title insurance fee will be split 50/50 between seller and buyer.

The property is selling subject to a reserve.

The property will be sold as 3 separate tracts. Tract 1 will be all acreage North of Highway 400, Tract 2 will be all acreage South of Highway 400, and Tract 3 will be the combination of Tracts 1 and 2 (All available acreage.) The tracts will sell in numerical order. The opening bid of tract 3 will be larger than the combination of tracts 1 and 2.

Bids submitted shall be "firm bids" available for sellers acceptance and without contingencies. Interested buyers need to view the property prior to the date of the auction and have financing approval along with any inspections performed prior to bidding.

Final sales price will be calculated by the parcel acreage times the final bid.

Upon acceptance of a bid by seller, the real estate contract will be provided by the seller's agent to the successful bidder promptly, and the termed contract shall be executed by the successful bidder and tendered to seller's agent within 24 hours of the close of the auction. The earnest deposit in the amount of 10% of the final sale price will be tendered to Security First Title within five (5) days of notification and acceptance. Remaining balance due at the time of closing. 

Closing of the sale bid purchase will be conducted on or before November 15th, 2022 at which time the seller shall deliver possession.
