Description
Developing your own piece of hunting or recreational property can be a satisfying experience. This tract contains 220.03 acres and is located on the western edge of the Highland Rim region in Metcalfe County which is in southcentral Kentucky. The land is completly wooded and currently has some marketable timber. The current forest composition is dominated by red oak, white oak, black oak, chestnut oak, hickory, tulip poplar, beech and there is also sugar maple, cherry, and ash in the stand. A landowner with long-term vision and active forest management should be able to develop a network of roads, trails, hunting stand locations along with a cabin site. In addition to creating a classic hunting property, there is also an opportunity to devleop numerous hiking and horseback trails.
There are also some cedar sites on ridgetops that could possibly be developed into ideal fawning sites, and/or turkey brood cover. During the 2024 hunting seasons, hunters in Metcalfe County harvested 1,594 deer and 340 turkeys. The property is near Adair County line and less than 1 mile from Cumberland County, both of these counties are in the current Zone 2 for the statewide bear season.
A county road runs in front of the property, however, at this time there are no devleoped trails or roads within the property and there are no utilites on the site.
The property is only 15 minutes from Edmonton, 1:45 hours from Louisville and 2 hours from Nashville.
Directions:
To reach the property from Edmonton, KY take KY-163 south. In 2.3 miles, turn left (east) onto Cedar Flat-Curtis Road. Continue 2.4 miles. Turn right onto Glen Shaw Road. Continue for 3.1 miles and turn left (east) on Charter Creek-Subtle Road. After you turn on Charter Creek-Subtle Road, continue for 0.6 miles. After you cross a small creek, continue about 0.1 miles, the property will be on the right where You will see a large beech tree with a ribbon and yellow paint denoting the property corner.
