Chestnut Grove
Description
This 31.77 acre tract is the perfect get away and just far enough to have peach and quiet but not too far from shopping and other emenities in Columbia or Edmonton, both of which are less than ten to fifteen minutes away. The property is on both sides of Chestnut Grove Road. The largest tract of woods is behind the house and it would be a great location to lay out a hiking trail through the pine trees and tulip poplar trees. The home was orginally a three bedroom but is currently a two bedroom with two bathrooms. The third bedroom could be easily added back with the addition of a wall and door. There is a new water heater and propane stove. Appliances including washer, dryer, refrigerator are negotiable. You will be able to sit on the front deck every afternnon and a back deck could be easily added onto the rear of the home. The large shaded yard around the house has plenty of room. There is also a nice (approximatly 30 feet x40 feet) metal shed with concrete floor where you could either have a workshop or use for storage. These shed is divided into two rooms. One is well insulated and there is a wood stove inside for heat. The owners are leaving addtional insulation panels so you can insulate the other room. Each room has seperate garage doors for access. The owners are also leaving two work benches, metal storage cabinet, and large air compressor with alternate air tank. There are also two smaller storage sheds.
There is one addtional shed where owners had chickens. The shed can be used if you want free eggs! The yard and a small open area near the house would make an ideal orchard or garden site. Across the road are open fields. On one side of the field is an electrical entrance on site ready to build another home or move in a mobile home. This home will have alot of interest so dont wait or it will be sold!
If you like hunting, this section of Adair County has abundant deer and turkey. There is a small shooting house/blind on top of the hill and the gas pipeline on the west side of the property should attract deer and turkey.
Directions: From Columbia take KY-80 west or from Edmonton take KY-80 east to Leatherwood Road. As you turn on Leatherwood Road, a small road turns to the right. There is an old abandoned store here. This is Chestnut Grove Road, Drive for 0.9 miles and the house will be on your right. As you approch the property you will see the gas pipeline which is the beginning of the property. The small open fields are on the left of the road.
