Hoopee Hill
Description
This 96 acre tract of timber and hunting land has many possibilities. Located less than 5 miles from Hartford and the Green River Parkway (I-165) this land is ideal for someone wanting to live in the country or just have a get away place without having to lock in your 4-wheel drive to reach it. The property is on Hoopee Hill Road which is a well maintained county blacktop road. Both county water and elecricity are on the site. There is a house, sheds, and a small barn but all will need a great deal of work if the owner decides to keep them. Both water and electricity are on the site. See note at bottom.
There are a series of ATV trails that the owners use to access tree stands and other locations on the property. All intersections on these ATV trails are marked with orange ribbon. The entire tract is forested and is well stocked with white oak, red oak, black oak, hickory, beech, and tulip poplar. Some trees are ready to harvest but it is recomended that with some minimal forest management a future harvest would be optimum. Both deer and turkey are on the property in good numbers and along with small game such as squirrels the land would provide many hours of hunting recreation. There has not been a survey on this land and it is being sold as a boundary listed as 96 acres M/L (more or less). There are also approximatly 5 acres across the road from the house.
Note; There are photos of the house and a seller disclousure for house and lead content but at this time house has not been occupied for many years and is not considered liveable at this time.
Directions:
From Hartford, travel north on US 231. In approximatly 1 mile from the Rough River Bridge in Hartford, Hoopee Hill Road will be on the right (east), take Hoopee Hill Road 3.7 miles. Property will be on the left. Watch for Mossy Oak signs. A portion of the property is also on the right side of road. The bulk of the property is behind the house which is abandonded.
