Included is 130 acres planted in alfalfa grass mix for hay production, the remaining 128 acres are currently used for grazing. Additionally the sellers have a grazing lease on the 40 acres of BLM. The hay production ranges from 120 tons to 60 tons depending on the year and the grazing pasture averages 20-30 pairs between June 1st to October 15 (depending on the weather the cows could stay longer). Antelope and deer have been harvested the past three years from the property, and elk cross the property as well. You could also hunt grouse on this property. This property qualifies for landowner vouchers for antelope and deer. Easily accessible from CR 109, a secondary maintained county road in Moffat County.
