The sellers inherited the property and have limited knowledge of the homes, improvements, utilities, and their present condition. The homes and all improvements will transfer in their present as-is condition. Prospective buyers should complete all inspections and due diligence regarding the condition of the homes, septic systems, and utilities, as well as their suitability for their intended use, before bidding.

The property is conveniently located approximately 3 miles from Kimbolton, 11 miles from Cambridge, 25 miles from Coshocton, and 50 miles from Millersburg. It is located less than 10 minutes from Salt Fork State Park, providing convenient access to Salt Fork Lake, boating, fishing, hiking, camping, and additional outdoor recreation.

The sellers will reserve all oil and gas rights they own, and the property is currently subject to an existing oil and gas lease. Current annual real estate taxes are approximately $3,890. Property tours will be held on August 5th from 5:30 - 7:30 PM EDT, August 15, 11 AM- 1 PM EDT, and before the auction on August 22. Private showings are also available by appointment.

The auction will begin closing on August 22, 2026, at 1:00 PM EDT. Bids may be placed online at any time or in person at the property on August 22 at 12 PM EDT until the conclusion of the auction.

Clear title and a title insurance policy will be issued to the buyer at closing. A 10% buyer’s premium will be added to the highest bid price to determine the final purchase price. Acceptance of the auction terms is required before bidding. 

All sales and resulting purchase contracts are subject to court approval.
