Leflore County - 60 Acres
Description
This small acreage tract in northwest Leflore County has everything you need to get started making your own Delta hunting getaway. There are roughly 48 acres of cropland that are leased on a percentage rent. The soils of the cropland are all Class III silty clay loams and clays. On the west side of County Road 2 is a small camp site that has water and electrical connected to the site. A large shipping container sits at the back of the site for securely storing hunting equipment. There are two condos and a ladder stand that are included and in place. Parks Bayou forms the meanders around the property on the east and south sides providing some overflow water for duck hunting. Additionally, there is a small impoundment that can be planted for ducks near the bayou. The field on the north can be flooded for ducks along the western end. Small hunting properties with this kind of income potential do not last long.
