Please review these terms carefully. Also review attached document in terms and conditions. By participating in this auction, you acknowledge and agree to the following conditions.

Financial Obligations

  • Down Payment: A 10% deposit (NON REFUNDABLE) is required within 24 hours. We accept cashier’s checks, personal checks, or corporate checks or can be wired to title company. 

  • No Financing Contingencies: Bidding is not subject to financing. Ensure your funds are secured prior to bidding, as you must be capable of paying the remaining balance in cash at closing.

  • Real Estate Taxes: These will be prorated to the date of closing. The buyer assumes responsibility for all taxes thereafter.

Property Details & Surveys

  • Acreage: All tract acreage, dimensions, and boundaries are estimates based on legal descriptions, county info, or aerial photos.

  • Easements & Leases: Sale is subject to any and all existing easements of record.

  • Survey Policy: * The Seller reserves the right to determine if a new survey is necessary.

    • If a survey is performed, the cost will be split 50/50 between the Buyer and Seller.

    • Closing prices will be adjusted to reflect any difference between advertised and actual surveyed acres (vacant land only).

Contract & Closing

  • Bid Acceptance: The highest bid is subject to the Seller's final approval and seller holds the right to not sell the property. If accepted, the successful bidder must sign a purchase agreement within 24 hours following the auction.

  • Closing Date: The final balance is due on or before May 27,  2026 or unless buyers and sellers agree on another date. 

  • Deed: Property transfer will be executed via a Warranty Deed.

  • Title Evidence: The Seller will provide a Preliminary Certificate of Title. Seller will provide owners title insurance. 

  • Possession : Possession is granted at closing.

  • Any personal property remaining on the premises after closing shall be deemed abandoned by the Seller. Ownership shall transfer to the buyer, who assumes sole responsibility and libability for its removal and disposal.
