Financial Obligations

  • Down Payment: A 10% deposit (NONE REFUNDABLE) is required within 24 hours. Earnest will be sent to Frist American Title Company.

  • No Financing Contingencies: Bidding is not subject to financing. Ensure your funds are secured prior to bidding,as you must be capable of paying the remaining balance in cash at closing.

  • Real Estate Taxes: These will be prorated to the date of closing. The buyer assumes responsibility for all taxes thereafter.

Property Details & Surveys

  • Acreage: All tract acreage, dimensions, and boundaries are estimates based on legal descriptions or aerial photos. (Survey will be proivided at closing)

  • Easements & Leases: Sale is subject to any and all existing easements of record.

  • Survey Policy - cost will be split 50/50 between the Buyer and Seller.

    • Closing prices would be adjusted to reflect any difference between advertised and actual surveyed acres (vacant land only).

Contract & Closing

  • Bid Acceptance: The highest bid is subject to the Seller's final approval. Seller has the right to not sell the property, however If accepted, the successful bidder must sign a purchase agreement immediately following the auction.

  • Closing Date: The final balance is due on or before May 27,  2026 unless buyer and seller agree otherwise. 

  • Deed: Property transfer will be executed via a Warranty Deed.

  • Title Evidence: The Seller will provide a Preliminary Certificate of Title. Seller will provide title insurance for the buyer. 

  • Title work will be split between buyer and seller. 

Possession

  • Standard: Possession is granted at closing. Farmer will have the farming rights for 2026. Cash rent to belong to seller. 

  • Any personal property remaining on the premises after closing shall be deemed abandoned by the Seller. Ownership shall transfer to the buyer, who assumes sole responsibility and libability for its removal and disposal.
